Looking for a holiday home in La Maddalena means choosing between dozens of apartments, annexes and villas spread across the centre, Moneta, Stagnali and the island's coves. The difference between a successful holiday and a disappointing one comes down to a few factors: location, parking, real comfort and transparency on the final price.

This guide gathers the concrete criteria we use ourselves when advising guests on how to find their way among the holiday rentals in La Maddalena.

1. Location: centre, Moneta or secluded coves?

The island is small (20 km²) but distances matter more than you might think, especially in August when traffic slows everything down.

  • Old town: convenient for services, restaurants and the ferry, but parking is almost impossible and homes are often on upper floors without a lift.
  • Moneta / Cala Chiesa: 1.5 km from the harbour, the ideal compromise: supermarket and bar 300 m away, beaches 5-10 minutes by car, easier parking.
  • Stagnali / Caprera: secluded and quiet, great for nature lovers, but a car is essential for every trip.
  • Northern coves (Abbatoggia, Spalmatore): beautiful sea views but no services within walking distance and narrow roads.

Before booking an apartment, open Google Maps and check the real travel times to the beaches you are interested in and to the harbour: photos can deceive, the map cannot.

2. Parking: included or extra?

From June to September, parking in La Maddalena is a real problem. A listing that does not mention parking often means "street parking wherever you can find it". Always look for:

  • private or reserved parking, ideally with video surveillance;
  • parking included in the price (some listings charge €10-15 a day extra);
  • enough spaces for the stated number of guests.

If in doubt, ask the host for written confirmation before booking.

3. Real capacity vs. stated capacity

Many holiday homes in La Maddalena advertise "6 guests" by counting a sofa bed in the living room or a fold-out bed. Check:

  • how many separate bedrooms there are;
  • what kind of beds (a real double, singles, futons);
  • whether there is a second bathroom or just one (with 4+ people it becomes decisive);
  • whether the kitchen, washing machine and air conditioning cover every room or just one.

For a couple or a family of 4, an apartment with 2 real bedrooms and 1 bathroom is almost always more comfortable than a studio "that sleeps 4".

4. Amenities that really make a difference

Photos aside, the details that change your stay are few and always the same:

  • heating and air conditioning in every room (not just the living room);
  • 5G Wi-Fi or real fibre, not just a mobile hotspot;
  • a washing machine in the apartment;
  • linen and toiletries included (often charged extra in short-term rentals);
  • a Smart TV with Netflix/Prime, handy on windy evenings.

These are all things professional hosts offer as standard; if they are missing, it is a sign of sloppy management.

5. Getting to the apartment

From June to September, logistics are part of the holiday. A good listing clearly explains how to arrive by ferry from Palau, where to park in Palau if needed, how to get the keys (self check-in or handover in person) and the check-in times. If this information is missing when you book, it will often be missing when you arrive too.

If you have not planned your trip yet, our complete guide on how to get to La Maddalena from Olbia covers flights, ferries and real journey times.

6. Direct booking or platforms?

Airbnb and Booking are convenient for a first contact, but:

  • the final price on a platform is on average 15-20% higher because of commission;
  • genuinely flexible cancellation is easier to negotiate directly with the host;
  • any technical problems (air conditioning, Wi-Fi) are solved faster with direct contact and a WhatsApp number.

If you find a home you like on a platform, look for the host's official website: you can almost always book for less.

7. What to avoid

Signs of a listing to skip:

  • only exterior or detail photos (none of the bedrooms);
  • hosts without verified reviews or with "copy-and-paste" reviews;
  • a price that rises by 40-50% at checkout for "cleaning + linen + tourist tax + parking";
  • availability that only "opens up" if you pay immediately without a contract.

Frequently asked questions

How much does an apartment in La Maddalena cost per week on average?+

In low season (June, September) between €900 and €1,500 a week for 4 people. In high season (late July to August) between €1,800 and €3,000.

Is it better to stay in the centre or near the beaches?+

For a 4-7 day beach holiday, the Moneta/Cala Chiesa area is the best compromise: services on foot, beaches by car, easy parking.

Do you need a car in La Maddalena?+

Yes, if you want to visit more than 2-3 beaches. In the centre you can get around on foot, but to reach Caprera and the northern coves you need a car or scooter.

When should you book a holiday home in La Maddalena?+

For July and August, book by March. For June and September, by May. The best homes book up well in advance.
